PM Uday Yojana. PM-UDAY stands for Pradhan Mantri – Unauthorized Colonies in Delhi Awas Adhikar Yojana. Launched in 2019, this scheme is run by the Delhi Development Authority (DDA). It aims to give legal ownership rights to people who live in unauthorized colonies in Delhi — neighborhoods that were built without formal approval or proper property documentation
Why Was PM-UDAY Created?
- Lack of Property Rights
Many residents of unauthorized colonies don’t have formal ownership or registered property titles. - Limited Access to Financial Services
Without legal ownership, getting a home loan or mortgage is very hard. - Poor Infrastructure
These colonies often lack planned infrastructure (water, sewage, fire safety) because they weren’t developed under formal urban planning. - Desire for Redevelopment
With legal ownership, there’s a possibility of redevelopment: better roads, parks, public facilities, and higher Floor Area Ratio (FAR).
Who Is Eligible?
- Residents of 1731 unauthorized colonies (UCs) in Delhi, as defined in the scheme.
- Homeowners or plot owners in these colonies who may have documents like GPA (General Power of Attorney), Agreement to Sell, or other proof of payment.
- The scheme primarily covers residential properties, not commercial ones.

Under the scheme, people can obtain conveyance deeds or authorization slips that legally recognize their ownership. - Property Transactions Made Easy
Once regularized, residents can sell, transfer, or mortgage their properties freely. - Loan Access

There is an exemption from Section 56 of the Income Tax Act on the difference between the fair market value of the property and the actual transaction price. - Women Empowerment

How to Apply for PM-UDAY
- Go to the DDA PM-UDAY Portal
Residents need to register their property via the official DDA portal. - Submit Required Documents
Documents like GPA, Agreement to Sell, or possession letter must be uploaded. - Attend Processing / Single-Window Camps
DDA organizes special camps for verification, GIS mapping, and registration. - Get Conveyance Deed / Authorization Slip
Once approved, you receive legal proof of ownership, which can be used for further purposes like loans.
